Auckland Property Market: Buyer Competition Returns as Election Concerns Fade

•By Natalie Hachache

After several years of subdued conditions, Auckland’s property market is showing some encouraging signs. While property values remain relatively flat, buyer confidence is improving, and a shortage of suitable homes is beginning to create more competition in parts of West and Northwest Auckland.

At Ray White Northwest, we’re noticing increased buyer activity, particularly for well-presented, realistically priced properties. And the latest industry research suggests we’re not alone.

Buyer Confidence Is Rising, But Finding the Right Property Is Getting Harder

Trade Me Property’s August 2026 survey found that 61% of respondents believed it was a good time to buy, up from 55% in May.

Interestingly, the biggest concern for buyers is no longer the cost of living. Instead, 42% identified a lack of suitable properties as their primary concern, compared with 37% who cited the cost of living.

This reflects what we’re experiencing locally. Although Auckland-wide listing numbers remain relatively high, buyers looking for particular types of homes in specific suburbs are finding their options increasingly limited.

When the right property becomes available, those buyers are more inclined to act, creating opportunities for sellers even in an otherwise subdued market.

What Are Property Prices Doing?

According to Cotality’s September 2026 Property Market Update, Auckland property values declined by 1.7% over the three months to August and 2.6% over the preceding year.

However, buyer engagement tells a more encouraging story.

Ray White New Zealand reported a 22.59% increase in online engagement during the four weeks to 20 September compared with the same period last year, while live listings across its network were 5.05% lower.

First-home buyers are also particularly active, accounting for a record 29.1% of property purchases nationally across July and August.

These figures suggest that while prices have yet to show a sustained recovery, buyers remain active and are increasingly recognising opportunities in the current market.

Is the Election Really Holding Buyers Back?

With the general election approaching on 7 November, there’s been plenty of speculation about whether buyers and sellers are delaying their decisions.

However, Trade Me Property’s latest survey suggests the election is having considerably less influence than many might expect.

Approximately 80% of buyers say the upcoming election is not influencing their purchasing decisions, with just 22% indicating that it is a factor.

For most buyers, finding the right home at the right price remains far more important than the political headlines.

For sellers, there’s another consideration. The same survey found that 25% of prospective sellers were planning to list in October and 16% in November.

This raises the possibility of increased competition between sellers as more properties enter the market over spring and into summer.

For homeowners considering selling, listing while suitable local stock is relatively limited could provide an advantage over waiting until buyers have more properties to choose from.

What Does This Mean for Auckland Homeowners?

We’re not suggesting the market is about to experience another property boom. Buyers remain selective, and realistic price expectations are still essential.

However, there are some encouraging signs. Buyer confidence is strengthening, affordability has improved from the market peak, and in some areas, limited suitable stock is helping generate greater competition.

For sellers, the opportunity may be in acting before the wider market becomes more competitive with additional listings, rather than waiting for property prices to begin rising.

The market doesn’t need to be booming for a property to achieve a good result. It needs the right buyers, the right marketing and the right pricing strategy.

At Ray White Northwest, we’re closely monitoring buyer activity and available stock across West and Northwest Auckland. If you’re considering selling, we can provide an up-to-date appraisal and advice on how your property is positioned in the current market.
